Job Summary:
We are seeking a seasoned Project Director to lead the execution of large-scale, premium, and luxury real estate projects. The Project Director will be responsible for managing the entire project life cycle—from design and construction to budget management and project delivery. This leadership role requires extensive experience in high-end project management, with a focus on delivering exceptional quality and client satisfaction. The candidate will work closely with the Head of Operations to oversee day-to-day project operations, lead cross-functional teams, and ensure adherence to time, cost, and quality goals. Proven leadership abilities are essential to drive the project from concept to completion, fostering a culture of continuous learning and operational excellence.
The ideal candidate should have a strong background in luxury or premium projects, with hands-on experience in troubleshooting, problem-solving, team building, and optimizing processes for scale. Your leadership and management of the physical properties will directly impact the success of our business and the experiences of our teams and clients.
Key Responsibilities and Deliverables:
Development and Implementation of a Business Strategy:
Lead and execute the strategy for design, pre-construction, construction, project management, and procurement for luxury projects.
Handle escalations and remove roadblocks by balancing key stakeholder inputs and maintaining strong stakeholder relationships.
Collaborate with the Head of Operations to identify strategic initiatives and operational improvements.
Lead, communicate, and cascade the strategy across operational units and cross-functional teams.
Ensure resources are appropriately allocated for each project.
Support feasibility studies for expanding into new geographies or markets.
Manage high-level business partnerships and ensure alignment with organizational goals.
Stay attuned to the organization’s operations and client needs to drive strategic success.
Budget and Financial Management:
Analyze monthly project accounts, identify variances, and take corrective actions to ensure adherence to project budgets.
Drive continuous improvement in financial efficiency, implementing cost-saving measures.
Proactively manage project risks and take appropriate actions to mitigate them.
Assist the procurement team in contract management, negotiations, and closures.
Business Operations Management:
Support the Head of Operations in the day-to-day running of project operations.
Foster a culture of innovation, learning, and operational excellence.
Use data-driven analysis to support decision-making and timely actions from senior management.
Support new business setups and process improvement initiatives as required.
Take ownership of weekly and monthly project reporting activities, as well as top management reviews.
Stakeholder Management:
Lead key initiatives and projects across various functions and verticals.
Engage with senior leadership to derive actionable insights and improvement plans.
Collaborate with cross-functional teams to drive strategic alignment and operational success.
People Management:
Own the performance management of all direct reports, ensuring adherence to quality standards and HR processes.
Oversee recruitment, training, development, remuneration, and performance management of project teams.
Create clear career path plans, coach and mentor direct reports, and drive team motivation.
Empower direct reports to take ownership, demonstrate creativity, initiative, and commercial acumen.
Teamwork and Self-Management:
Maintain high personal quality and productivity standards.
Ensure consistent application of internal procedures and prioritize competing demands effectively.
Demonstrate flexibility in managing change and organizational needs.
Keep abreast of industry trends and technical changes to manage personal career development.
Required Qualifications and Experience:
15+ years of experience in project/construction management within the real estate, hospitality, or luxury sectors , with a focus on large-scale, high-end projects .
5-8 years of experience managing and leading large teams in a project environment, including design leads, construction managers, and project managers .
Proven experience in managing multi-location operations and working in a fast-paced, complex project environment.
Background in greenfield to execution project management, preferably in luxury residential, commercial, or hospitality projects .
Expertise in stakeholder management , negotiations, and cross-functional team leadership.
Hands-on experience in budget management , financial oversight, and project risk management.
Strong system and process-driven approach with a focus on data analysis and problem-solving.
Experience in team building , recruitment , and people management .
Familiarity with the intricacies of premium/luxury project design and execution , with a proven track record of delivering top-tier developments.
Key Performance Indicators:
Ownership and accountability for the entire project timeline , ensuring timely delivery of milestones.
Full budget ownership , ensuring adherence to cost control and financial efficiency.
High standards in project design and execution , as measured by minimal snags and positive client feedback.
Team retention and motivation through effective leadership and development strategies.
Successful completion of luxury projects meeting all client expectations and quality standards.
