Liaison - Project Coordinator

Job Role Overview: We are seeking a highly skilled Liaison to join our team at ScaleneWorks. In this role, you will be responsible for coordinating with liaison architects, negotiating terms and conditions, and ensuring timely certification of bills and payments.
Key Responsibilities:
• Conduct feasibility studies to ensure optimum FSI exploitation and necessary statutory approvals.
• Coordinate with business development and support decision-making through above inputs.
• Shortlist liaison architects based on past performance and project requirements.
• Negotiate terms and conditions, including timelines and payment, with the liaison architect.
• Frame relevant clauses and strike an agreement with the liaison architect.
• Ensure timely certification of bills and payments of the liaison architect.
• Support design teams with inputs on regulations to finalize schematic layouts and final building plans.
• Prepare budgets for approvals and certificates and provide inputs related to approvals budget to the costing and budgeting team.
• Prepare plans for obtaining all necessary approvals and provide inputs related to approvals to the planning team.
• Monitor adherence to budget and plan for obtaining approvals.
• Apply for and obtain commencement certificates at various stages of the projects.
• Maintain all necessary information required for obtaining approvals.
• Coordinate with liaison architects to ensure that plans for municipal and other approvals are delivered in a timely manner.
• Review and approve plans from liaison architects for obtaining approvals.
Requirements:
• Graduates (Civil Engineers)/ BARCH/ MBA.
• Preferred with 7-8 years of relevant experience in liaison.
• Good communication skills essential.
Additional Information:
• Complete exposure to DP/DCR.
• Preparation of cashflows/budget of approval cost.
• Preparation of approval flow chart.
• Networking at UD/Mantralaya.
• Knowledge of land acquisition.
