Job Title: Procurement Manager - Civil & Interior Fit out Procurement & QS

Job Overview:315 Work Avenue is seeking a detail-oriented and experienced Procurement Manager to lead our procurementactivities, with a specific focus on Civil and Interior Fitout procurement and Quantity Surveying (QS). The idealcandidate will also have a strong background in MEP (Mechanical, Electrical, Plumbing) procurement and QS, whichwill be considered a significant advantage. This role is crucial in ensuring the efficient and cost-effective procurementof materials and services for our coworking space projects.Key Responsibilities: Procurement Strategy & Execution:o Develop and implement procurement strategies for civil, interior fitout, and MEP works, ensuringalignment with project timelines and budgets.o Source and negotiate with suppliers, vendors, and contractors to secure the best prices and terms formaterials and services.o Prepare and manage the procurement plan for multiple projects, coordinating closely with theproject management and design teams. Quantity Surveying & Cost Management:o Conduct quantity take-offs and prepare detailed cost estimates for civil, interior fitout, and MEPworks.o Monitor project budgets and control costs throughout the project lifecycle, ensuring projects staywithin budget.o Evaluate and approve contractor and supplier invoices, ensuring accuracy and compliance withcontract terms. Vendor & Supplier Management:o Build and maintain strong relationships with key vendors, suppliers, and contractors.o Evaluate supplier performance and manage supplier contracts to ensure quality and timely deliveryof materials and services.o Conduct regular market research to identify new suppliers and assess market conditions. Project Coordination & Support:o Work closely with project managers, architects, and engineers to understand project requirementsand specifications.

o Provide procurement support during the design and construction phases, ensuring materials areprocured and delivered on time.o Address and resolve any procurement-related issues that arise during project execution. Compliance & Documentation:o Ensure all procurement activities comply with company policies and legal requirements.o Maintain accurate and up-to-date procurement records, including purchase orders, contracts, andinvoices.o Prepare regular procurement reports for senior management, highlighting key metrics, savings, andpotential risks.

Qualifications: Education:o Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management, or a relatedfield. A relevant certification in procurement or supply chain management is a plus.

 Experience:o 7-10 years of experience in procurement, with at least 5 years in civil and interior fitout procurementand QS within the construction or coworking space industry.o Experience in MEP procurement and QS will be a significant advantage.o Proven track record in managing procurement for large-scale construction or fitout projects. Skills:o Strong negotiation and vendor management skills.o Excellent analytical and cost management abilities.o In-depth knowledge of procurement best practices and industry standards.o Proficiency in procurement software and Microsoft Office Suite.
