Job Overview:
We are seeking a results-driven Senior Manager - Commercial Real Estate to to join a leading real estate company in Bangalore and lead the expansion of our commercial portfolio, targeting a massive footprint of 10 million sq. ft. in Bangalore with future expansion plans in Hyderabad, Kochi, and other cities. This role requires expertise in land acquisition, project development, tenant leasing, and handling a broad range of responsibilities from financial viability to marketing and branding. The ideal candidate will have strong leadership skills, a strategic mindset, and the ability to manage a diverse team to deliver high-quality commercial spaces.
Key Responsibilities:
Land Acquisition & Legal Management :
Collaborate with the land acquisition team to identify and secure commercial properties in prime locations.
Work closely with the legal and documentation team to ensure thorough scrutiny of land documents and facilitate the preparation of MOUs.
Financial & Funding Viability :
Partner with the finance and funding team to assess the economic feasibility of potential commercial projects.
Ensure budget alignment and financial performance targets are met.
Coordinate with financial team for expenses and fund management
Civil Engineering & Project Development :
Oversee the civil and engineering team to evaluate project feasibility and layout planning.
Ensure optimal use of space for commercial projects, keeping in mind design and structural considerations.
Tenant Acquisition & Leasing :
Lead the sales team to attract potential tenants and secure long-term leases for commercial spaces.
Drive strategies to maximize occupancy rates and rental income.
Maintenance & Operations :
Collaborate with the maintenance team to ensure proper upkeep and facility management of completed commercial properties.
Address operational challenges to maintain high standards of service.
Branding, Marketing, IT & Communication :
Work with the marketing and branding team to establish a strong market presence and enhance brand visibility.
Coordinate with IT and communication teams to ensure efficient tech integration and tenant communication systems.
Government Approvals & Regulatory Compliance :
Liaise with government agencies to secure necessary approvals and permits for project development.
Ensure compliance with all local laws, regulations, and RERA guidelines.
Team Leadership & Cross-Department Coordination :
Manage and lead a diverse team, including sales, legal, finance, engineering, and marketing.
Foster effective communication and collaboration between departments to achieve project milestones.
Qualifications:
Proven experience in commercial real estate, especially in large-scale property development
Strong background in land acquisition and legal due diligence.
Expertise in commercial leasing, tenant acquisition, and market analysis.
Familiarity with financial analysis, budgeting, and funding processes.
Experience in managing multidisciplinary teams and coordinating with government bodies for approvals.
Excellent communication, negotiation, and leadership skills.
A degree in business, real estate, civil engineering, or a related field is preferred.
Preferred Skills:
In-depth knowledge of the Bangalore commercial real estate market, with insights into upcoming trends and opportunities.
Ability to handle complex projects, multi-task, and adapt to changing market conditions.
Proficiency in real estate management software and tools.
Strong project management and organizational skills.
